Why Greenville Is A Popular Destination For Relocating Businesses

Greenville has emerged as a great place to relocate, thanks to beautiful weather, a wealth of outdoor activities and emerging art and food scene. It’s also becoming a popular destination to relocate businesses.

The variety of amenities offered in the area have made Greenville one of the best places to move in the U.S. Those same amenities, coupled with a low-tax environment and talented workforce, have attracted businesses into Greenville and the surrounding areas, as well. Even during the coronavirus pandemic, investment in new downtown Greenville developed reached $180 million for projects that include new hotels, residential living space and retail stores.

The Greenville Area Development Corp. writes: “As a warm southern community with a diverse economy and an abundance of amenities, it is no wonder that Greenville, S.C., is consistently ranked one of the nation’s top places to do business and best places to live.”

That seems to be the prevailing attitude for many people and businesses, as well.

Greenville Offers Strong Market Conditions

Businesses looking to relocate consider a wide variety of market conditions before making a move. Market conditions include factors that influence the potential success of a business, including the rate the market is growing, capital investment in the area and the stability of the real estate market.

Greenville shines in all these areas. In February 2021 alone, businesses announced $25.9 million in capital investment in the city along with creation of 307 new jobs, according to numbers compiled by the Greenville Chamber of Commerce. Total annual capital investment and the number of jobs created in Greenville the past few years are as follows.

  • 2020: $631.5 million, 1,422 jobs
  • 2019: $401.9 million, 2,178 jobs
  • 2018: $161.8 million, 1,477 jobs
  • 2017: $336 million, 1,789 jobs

The real estate market also has remained stable, although impacted by the coronavirus pandemic like every other city. The millions of dollars in new projects downtown provide an indication that business leaders expect the market to rebound.

Greenville Has A High Quality of Life

Many businesses call the Greenville area home or have substantial operations there. They include Prisma Health, Michelin North America, Bon Secours St. Francis Health System, Duke Energy Corp., GE Power, Fluor Corporation and SYNNEX Corporation.

In addition to excellent market conditions, Greenville and surrounding areas of South Carolina also offer a high quality of life. That includes a low cost of living, mild climate, exceptional healthcare and a highly rated school system. That’s a combination not many areas of the country can offer.

The population (and talent pool for businesses) continues to grow, with almost a half-million people calling Greenville County home. That makes it the largest county in the state, and it’s been growing at a rate of about 2% per year in the 21st century. It’s also become a hub for culture and entertainment.

All these factors have combined to make Greenville a popular destination for relocating a business. It’s a trend that experts believe will continue as the economy and the population continues to grow in the coming years.
